Affordable Housing Consulting’s arrangement allows individual investors to access the NRAS incentive payments. Investors retain the control over their NRAS property and can access all other benefits related to residential property investment.
How NRAS works for investors Affordable Housing Consulting has agreements with investors, developers and approved property managers to facilitate private participation in NRAS. As an approved NRAS participant, AHC holds prior approval for properties in certain areas. With the agreement of the investor, AHC will submit an investor’s property into the scheme on their behalf, providing a mechanism for individual investors to access the annual NRAS payment for 10 years. Benefits There are many benefits to investing in an NRAS property. The incentive payment of $11,192.13 means that your property will be cash flow positive from the end of year one*. Residential Property
During the ten years 1999-2009, residential property returned 13% annually on average. Direct investment in property is less volatile than other asset classes. Incentive Payment
The current years NRAS incentive payment is $11,192.00 which 75% ($8,394.00) Is paid by the Federal Government in the way of a refundable tax offset certificate. The remaining 25% ($2,798.00) is paid by the State Government in the way of a cash (Non-accessible, Non-exempt) payment.
